Marysville, WA Real Estate Market Update – September 2026

Marysville Home Prices, Housing Inventory & Market Trends

By Tracie Diemert, Realtor® | Diemert Properties Group | Keller Williams North Sound

If you’ve been wondering what’s happening in the Marysville, WA real estate market, September’s housing numbers tell an interesting story.

Home prices are up compared to last September, more homes are available for buyers to choose from, and properties are selling a little faster than they were a year ago.

But here’s where things get interesting: even with more inventory and stronger monthly home prices, the year-to-date numbers show a market that is still adjusting.

So, is it a good time to buy or sell a home in Marysville?

The answer depends on your goals, your neighborhood, and having the right strategy.

As a Marysville Realtor® since 2001, I’ve helped homeowners navigate all kinds of markets throughout Snohomish County. One thing I’ve learned is that the numbers matter, but knowing what to do with them matters even more.

Let’s look at what September’s market data means for Marysville buyers, sellers, and homeowners.

TL;DR: Marysville Housing Market at a Glance – September 2026

  • Median home price: $669,950, up 6.3% year over year
  • Homes for sale: 214, an increase of 47.6%
  • New listings: 72, up 38.5%
  • Average days on market: 35, down 12.5%
  • Pending sales: 54, up 1.9%
  • Months of inventory: 3.8, up from 2.6 last year

The bottom line: Marysville buyers have more homes to choose from, but sellers are still seeing activity. With more competition among listings, pricing, preparation, and marketing matter even more.

Marysville Home Prices Increased in September

Let’s start with the number most homeowners want to know: What are homes selling for in Marysville, Washington?

The median residential sales price in Marysville ZIP code 98270 reached $669,950 in September 2026, compared with $630,000 in September 2025.

That’s a 6.3% increase year over year.

The average sales price also increased 2%, reaching $677,209.

However, when we look at the bigger picture, the year-to-date median sales price is $655,000, down 3.2% compared with the same period in 2025.

What does this mean for Marysville homeowners?

While September’s prices were higher than last September’s, the overall market has experienced some price adjustments throughout the year.

It also doesn’t mean every home increased in value by 6.3%. Median sales prices reflect the homes that sold during a particular period, and the mix of homes can change from month to month.

Your home’s actual market value depends on its location, condition, upgrades, size, lot, and the competition within your neighborhood.

That’s why I always recommend looking at recent comparable sales rather than relying solely on countywide headlines or automated estimates.

More Homes Are for Sale in Marysville

One of the biggest changes in the Marysville housing market is the amount of available inventory.

In September 2026, there were 214 residential homes for sale in ZIP code 98270, compared with 145 during September 2025.

That’s a 47.6% increase in available homes.

New listings also increased 38.5%, with 72 homes entering the market compared with 52 last September.

Months of inventory increased from 2.6 to 3.8.

What does increased inventory mean?

For buyers, more inventory generally means more choices and potentially greater flexibility when negotiating.

For sellers, it means your home is competing with more properties for the attention of qualified buyers.

This is where the right pricing and marketing strategy can make a real difference.

Buyers have options, and they’re comparing everything—from condition and updates to location, layout, and overall value.

My advice to Marysville sellers: Don’t base your asking price on what a neighbor listed their home for six months ago. Look at what buyers are actually purchasing today and what your competition looks like right now.

Homes Are Selling Faster Than Last September

Here’s another interesting part of September’s market report.

Even with more homes available, the average time it took a residential property to sell decreased.

Homes spent an average of 35 days on the market, compared with 40 days in September 2025.

That’s a 12.5% improvement.

However, the year-to-date average is 38 days, compared with 32 days during the same period last year.

What does this tell us?

Buyer activity is still happening, but today’s buyers are more selective.

They are paying close attention to:

  • Asking price compared with similar homes
  • Property condition and necessary repairs
  • Monthly mortgage payments
  • Location and neighborhood
  • Seller concessions
  • Overall value

Homes that offer the right combination of price, condition, and presentation can still attract motivated buyers.

Buyer Demand Remains Steady in Marysville

Despite the increase in available homes, buyer activity has remained relatively consistent.

September recorded 54 pending sales and 54 closed sales, both up 1.9% compared with last year.

Year-to-date pending sales are also up 3.4%.

At the same time, year-to-date closed sales are down 9.9%, showing that overall completed sales activity has been slower than in 2025.

What does this mean?

There are still buyers looking for homes in Marysville. But with more properties to choose from, sellers need to give those buyers a compelling reason to choose their home.

Marysville Condo Market Update – September 2026

The condo market tells a different story, and it’s important to look at this segment separately.

Condo Market MetricSept. 2025Sept. 2026Change
New Listings13↑ 200%
Pending Sales01Not meaningful to calculate
Closed Sales12↑ 100%
Days on Market4019↓ 52.5%
Median Sales Price$295,000$445,000↑ 50.8%
Homes for Sale1428↑ 100%
Months of Inventory6.012.0↑ 100%

An important note: Only two condo sales closed in September 2026, compared with one in September 2025. That makes the monthly price changes especially sensitive to the particular properties sold.

The year-to-date median condo price of $438,500, down 12.3% from the same period last year, provides additional context.

With 12 months of condo inventory reported in September, condo sellers may face more competition, although conditions can vary significantly by building and property type.

What Does the September Market Mean for Marysville Home Sellers?

If you’re considering selling a home in Marysville, the good news is that buyers are still purchasing properties.

But with inventory up nearly 48%, today’s sellers need more than a sign in the yard and a few photos online.

This is where I focus on three important things:

1. Pricing with a purpose

Your asking price should reflect current buyer expectations, recent comparable sales, and the homes you’re competing against—not just what you hope to receive.

2. Preparing your home to stand out

First impressions matter. Professional photography, thoughtful presentation, necessary repairs, and highlighting the features buyers value can make a difference.

3. Having a proactive marketing strategy

My approach includes a strategic listing launch, online marketing, consistent communication, and reviewing buyer activity so we can make informed decisions along the way.

When the market changes, your strategy should be able to change with it.

What Does the September Market Mean for Marysville Home Buyers?

For buyers, this market may offer opportunities that were harder to find during the highly competitive years.

With more homes available, buyers may have additional room to negotiate on:

  • Purchase price
  • Seller-paid closing costs
  • Inspection repairs
  • Closing dates
  • Other contract terms

Of course, every home is different. A beautifully maintained, competitively priced property may still attract multiple buyers.

The goal isn’t simply to get a lower price. It’s to find the right home, understand its value, and negotiate terms that make sense for your long-term plans.

Is Marysville, WA a Buyer’s or Seller’s Market in September 2026?

With 3.8 months of residential inventory, Marysville ZIP code 98270 is moving toward more balanced conditions compared with September 2025.

It isn’t necessarily a buyer’s market across every neighborhood or price range.

Some properties may still sell quickly, while others may require more time or price adjustments.

For example, a move-in-ready rambler may appeal to a different group of buyers than a larger two-story home, acreage property, or condominium.

This is why understanding the specific Marysville neighborhood and property type matters.
